If you walk in without an agent, the builder doesn’t lower the price. They keep what would have been paid to your agent. You pay the same either way.

Most Florida builders use what’s called a threshold policy. Whoever you are with the first time you contact a builder becomes your representative at that community going forward. That includes walking into a model home, registering on the builder’s website, or calling the sales office. If you were alone, no one represents you there.
